The following requirements apply to EVERY appraisal that is submitted to CHIP Home Income Plan.


  • Electronic submission must be a SINGLE .pdf (Adobe) or xls. (Excel) file.
  • All appraisals must be prepared on Appraisal Institute of Canada format.
  • Client must pay at the door (do not proceed without collecting a cheque at the door)
  • Legal description
  • One full original appraisal with pictures (preferably electronically.)
  • Interior pictures must be provided on homes appraised in less than average condition.
  • All measurements must be reported in imperial, including lot size (frontage and depth).
  • For condominiums, please provide name of condominium Management Company and if the building is currently under any special assessment.
  • If a strata condo, please include number of units in the building.
  • Pictures are required of both front and rear of property along with a street scene, if not a typical residential area.
  • Water –municipal or type of well will be required i.e. drill, artesian, lake intake, cistern, etc. If intake or artesian, please make further comments regarding affect of marketability or if indicative to the area.
  • All comps must include total number of days listed on market.
  • Sale date (Anything older than 9 months should be time adjusted or explanation regarding market conditions)
  • If the home has UFFI you may proceed.
  • Age of roof/material (if almost at life expectancy, flag it with your further comments re: repairs)
  • Provide electrical amperage (breakers/fuses)
  • If water seepage is evident in basement, please flag and further comments will be required and provide pictures.
  • The cost approach must be completed for a single family dwelling.
  • On any deal CHIP entertains under the “High Land Value” scenario, the appraiser must specifically comment on what factors are attributable i.e. zoning, re-zoning, acreage, future redevelopment potential etc., thus guiding CHIP’s final decision of appropriately rating or declining these deals.
  • Please include a copy of the invoice in your report to CHIP.
  • If the subject property has acreage, number of acres must be indicated.
  • Do not include any outbuildings such as sheds etc. (except basic garage) in market value approach. The final value must only be attributed to the house and up to a maximum of 30 acres for land.
  • Max acreage is 125 acres please provide two values: value of home and 10 acres and home and full acreage. Do not include any outbuildings.
  • Fuel type: Oil tank. Appraiser to make note of where the oil tank is located.
  • Incomplete appraisals will not be accepted i.e. if certain areas of the home have not been viewed by the appraiser.
  • Private sales for comparables are not accepted.
